Number and location of land divisions
The number and location of land divisions is an indicator of increasing density
and identifies the areas which will require strategic urban planning and
additional infrastructure in order to manage the impacts of development and
increases in population. Map 4 (page 76) shows the location of land divisions
and number of approvals per year between 2006 - 2010.
Industrial Development
A significant feature of the Council area is industrial and commercial land use.
Thirty percent of Adelaide’s industrial land is located within the City of Port
Adelaide Enfield, which accounts for around 20% of Adelaide’s overall industrial
productivity (City of Port Adelaide Enfield, 2006). This industrial development is
an important contributor to the economic development and social wellbeing of
the State, but can also pose a risk to the environmental health of the
surrounding community and natural environment.
There are currently 322 EPA-licensed activities in the City of Port Adelaide
Enfield, comprising over one third of all licensed industries in metropolitan
Adelaide (EPA, 2011).
Significant industrial precincts within the Council area include the Osborne
Maritime Precinct, the Gillman Eco-Industrial Precinct and the Cast Metals
Precinct at Wingfield.
Lefevre Peninsula
Lefevre Peninsula accommodates South Australia's main Sea Port. Due to its
strategic location Lefevre Peninsula is characterised by a range of port-related
activities located along the Port Adelaide River and at Outer Harbor, including
shipping, freight transport, container storage, and ship building. Due to the level
of industrial development within the region and the location of shipping and
export facilities, supporting infrastructure such as wharves, freight rail and
heavy transport access routes have been developed to provide linkages with
regional and major freight networks. In 2008 the Port River road and rail bridge
was completed, which has diverted a substantial amount of heavy vehicle traffic
from the Port Adelaide Centre.
The Osborne Maritime Precinct, known as "Techport", provides the opportunity
for a clustered specialised naval ship building and defence related industry
precinct. The site is adjacent to the Australian Submarine Corporation’s
premises, also at Osborne.
Environmental issues which require further investigation and strategic
management on the Lefevre Peninsula prior to further industrial development
include sewage and stormwater management, channel dredging, soil
